What we build
Anything beyond cosmetic work usually needs board approval, and work touching building systems often needs a Section 98 agreement registered on title. A complete package up front is the best way to keep it moving. We prepare it.
Building rules, planned in
Every condo corporation has its own declaration, bylaws and rules. We confirm yours before the scope is final, so nothing stalls halfway through.
Standard approvals take 1 to 2 weeks. Larger structural or system changes can take up to 4.
Most GTA buildings limit construction to weekdays, commonly 9 a.m. to 5 p.m. Your schedule accounts for it.
Many buildings require sound-rated underlayment under hardwood or tile. We specify it from the start.
Walls, floors and ceilings between units cannot be altered casually. Every penetration is properly fire-stopped.
Approvals and timing
Boards have broad discretion, so a complete package (scope, drawings, insurance certificate and WSIB clearance) is the single best way to keep approval moving.

The questions condo owners ask us most before renovating.
In almost every case. Under Ontario's Condominium Act, condo corporations can regulate alterations. Plumbing, electrical, flooring or anything touching common elements typically needs approval. Painting usually does not.
A written agreement between you and your condo corporation, registered on title, covering alterations that affect common elements: who repairs, maintains and insures them. We prepare the supporting documentation your board asks for.
Plan on 1 to 2 weeks for standard approvals and up to 4 weeks for larger changes or a Section 98 agreement.
Often. Many buildings require sound-rated underlayment and some restrict hard flooring in certain rooms. Fire-rated assemblies must stay intact. We review your building's rules with you before selections are final.

We book freight elevators and loading docks through your building's process, and protect hallways, elevators and lobbies for the duration. We send our insurance certificate and WSIB clearance to your property manager before work starts.
For a single kitchen or bathroom, most owners stay. For a full-unit renovation, temporary relocation is often more practical. We give you an honest assessment during planning.
