In a house you can move almost anything. In a condo, the plumbing stack, the exhaust, the slab and the board's rules are fixed, so a good condo kitchen starts with what cannot move and then makes everything else work around it.
What changes in a condo
These are the four questions that decide whether a condo kitchen goes smoothly.
It decides where the sink can go and whether an island sink is possible.

Straight answers
What condo owners ask us most before a kitchen renovation.
Almost always. Most boards want a written scope, a certificate of insurance, WSIB clearance and a schedule, and some want drawings for plumbing or electrical changes. We prepare the package and submit it with you.
Sometimes. Condo plumbing runs to fixed stacks, and drains need slope, so an island sink depends on where the stack is and what is under the floor. We check at the walkthrough before you design around it.
Usually not. Most condo kitchens use a recirculating hood with charcoal filters, or tie into an existing building exhaust if your unit has one. We plan for the option your building allows.
Within your building's permitted hours, usually weekdays during the day. We book the elevator, protect hallways and keep noisy work like demolition and cutting to the allowed windows.
Usually two to four weeks of on-site work once cabinets and counters are ready. Board approval and cabinet lead times come before that, and run in parallel with design.
