What we build

A whole-home renovation is a hundred decisions, in order.

We evaluate the structure and every system first, design the finishes second, then build in the right sequence so no trade undoes another trade's work.

  • Open concepts and structural changes
  • Electrical service and panel upgrades
  • Plumbing, HVAC and insulation
  • Kitchens and bathrooms throughout
  • Flooring, millwork and staircases
  • Architects, engineers and permits coordinated
Open-concept main floor with a limestone fireplace, walnut millwork and herringbone oak floors

How we sequence it

Structure first. Finishes last.

A whole-home project touches every system in the house. Doing them in the right order is what protects your budget and your schedule.

01
Structure and systems

Foundation, framing, rough electrical and plumbing, and HVAC come first, with ESA and TSSA permits where needed.

02
Insulation and drywall

The best chance to fix knob-and-tube wiring, cast iron plumbing and tired insulation before walls close.

03
Kitchens and bathrooms

Prioritized inside the sequence, given their complexity and longer material lead times.

04
Floors last

Continuous flooring goes in at the end, so other trades cannot damage it.

Budget and timeline

What a GTA full home renovation really takes.

2026 GTA ranges in Canadian dollars. Your estimate is built room by room and system by system, foundation to roofline, so you can see exactly where the budget goes.

Typical GTA range$250k to $600k+Including HST

We recently hired this team for a bathroom renovation in Mississauga and I honestly still catch myself walking in and just staring at it. It turned out so beautiful and calm, like a little spa at home. The shower was the biggest change and it's my favourite part. The marble look tiles with the grey veining look so clean in person, and the frameless glass makes the whole bathroom feel bigger and brighter.

Christian answered and gave us a solid estimate on the cost, which ended up being within a percent or two of the final quote and within 5 days of the estimated time, even after several change orders. If you are looking for professionals that do not cut corners and really work with you for your pictured end result, Rose Valley is an excellent choice.

Straight answers

Full home questions, answered.

The questions homeowners ask us most before renovating a whole house.

BudgetHow much does a full home renovation cost in the GTA?

Generally $250,000 to $600,000 or more including HST, depending on square footage, the condition of the structure and systems, and how much you change structurally.

TimelineHow long does it take?

Most take 6 to 8 months from design to final walk-through. Design, engineering and permits alone often take 2 to 3 months before construction starts.

Living through itWill I need to move out?

For most full home renovations, yes, especially once demolition, structural work or whole-house plumbing and electrical begins. Some owners stay if the work is phased by section, which extends the timeline.

Renovate or rebuildShould I renovate or tear down?

Renovating keeps your foundation and frame and is almost always more cost-effective, especially on narrower central Toronto lots. A teardown makes sense when the foundation has serious issues or your layout cannot fit the footprint. We give you an honest recommendation after assessing the structure.

SystemsWhich systems get evaluated?

Everything: foundation and framing, electrical service and panel capacity, plumbing supply and drains, HVAC, insulation, windows and roofing, alongside the finishes. We flag anything at end of life so you can decide whether to address it now.

ContingencyHow much contingency should I plan for?

15 to 20% above your baseline. Outdated wiring, hidden water damage or underpinning are common in older GTA homes. Any additional cost is presented to you with an explanation before we proceed.

PaymentDo you offer financing?

Yes, for qualifying homeowners, and payments can be structured around project milestones. Your project consultant walks you through the options.

Your next step

Start with the design. Decide after that.

A free consult, a designer of your own and three options to compare. No obligation until you sign an itemized proposal.
